Frequently asked

Common questions

What areas do you cover?

Seminole County is home base: Winter Springs, Oviedo, Lake Mary, Longwood, Altamonte Springs, Casselberry, Sanford, Heathrow, Geneva and Chuluota. We also work the adjacent Orange County areas when clients need to look across the county line — Orlando, Winter Park and Avalon Park especially.

Should I sell to a cash offer company or list my home?

It depends entirely on your situation. Cash-offer companies (iBuyers, wholesalers, "we buy houses" operators) typically pay well below market in exchange for speed and simplicity. That tradeoff is right for some sellers — foreclosure timelines, major repairs you can't afford, privacy concerns. For most sellers, listing nets more even after commissions and time on market. We'll do the math with you, in writing, and you decide. No pressure.

Do you help first-time home buyers?

Yes, actively. We work with first-time buyers across Seminole and Orange Counties using down-payment-assistance programs, builder seller-credits on new construction, and lenders who work these programs daily. A lot of first-time buyers assume they can't afford to buy — we frequently prove them wrong.

You're a veteran team — do you do VA loans?

Absolutely. The team is led by Youbel Montesino, a U.S. Marine Corps veteran, and we work with fellow veterans on VA purchases constantly. VA loans have specific benefits (0% down, no PMI, competitive rates) and specific quirks (appraisal and property-condition standards) — we know both inside and out, and we'll make sure your benefits are used correctly.

How much does it cost to work with you as a buyer?

In many Central Florida purchases, buyer representation is paid at closing by the seller or out of the transaction rather than out of your pocket — but it isn't guaranteed. Since August 2024, every buyer signs a written buyer-broker agreement before touring homes that spells out exactly how compensation works. We walk through it line by line at our first meeting so there are no surprises.

How do you price a listing?

We run a full comparative market analysis using recent closed sales within your sub-market — not just your zip code, because sub-markets matter. We factor in condition, lot, view, upgrades and days-on-market trends, share the data with you, recommend a pricing strategy, and let you pick the number. Pricing a home isn't art — it's evidence-based math plus situational judgment.

Who is your brokerage?

The Veteran Home Team is at LPT Realty, LLC, a Licensed Real Estate Broker. Team leader Youbel Montesino is a Licensed Broker Associate (license BK3234404) with LPT Realty. His earlier career as a licensed loan officer and title agent — both licenses since lapsed — still helps when closings get complicated.
